Ice Line Scores with Seedcopa Financed Facility Expansion

Ice Line, a popular indoor ice-skating rink in West Chester completed a 10,000-square-foot addition that includes a gastropub, new high-end locker rooms, offices, and storage areas. The project received funding assistance through Seedcopa, an affiliate of CCEDC. Sherwood P. Robbins, Seedcopa’s managing director facilitated an SBA Loan that supported the expansion. “I really enjoyed working with the team at Ice Line, helping them to understand the flexibility of the SBA program and how it would benefit their expansion,” said Robbins.

The new restaurant, Goal Line, looks down on one sheet of ice and has closed circuit TVs broadcasting a live feed of three others. Visitors can watch the action while enjoying a beverage or meal. Goal Line is open to the general public, serves lunch and dinner and pub food during late night skate sessions as well as breakfast on the weekends.

The restaurant is part of management’s commitment to keep the rink in the forefront of the amateur hockey and ice-skating worlds, said Dave Foreman, chief financial officer of Ice Line. “Parents bringing their children to practice and those attending tournaments expressed a desire for a place to relax and eat while waiting” said Foreman. “It’s a popular trend among ice venues,” Foreman said of the new restaurant. “You need to have something like this to have people come back.”

Financing is a Key Ingredient for Success

An affiliate of the Chester County Economic Development Council, Seedcopa specializes in facilitating financing for new and growing businesses. Among the companies that Seedcopa helped this year were two small food businesses who utilized Seedcopa’s direct revolving loan program established through an indirect grant funded under the Small Business Credit Initiative Act of 2010 by the PA Department of Community and Economic Development (DCED).

iSwich Gourmet, a family-owned and operated artisan frozen dessert and ice cream company was looking to expand its operations. Owner Angela O’Brien started the business in 2014 in the Artisan Exchange, an incubator for area food entrepreneurs in West Chester. O’Brien wanted to expand her business by purchasing a production facility for its various all-natural ice cream products and incorporate ingredients from only the finest sources and turned to Seedcopa to for assistance. Utilizing the Seedcopa direct loan program as a mezzanine funding source in cooperation with Phoenixville Federal Bank & Trust, iSwich was able to purchase and renovate a 3,040 square foot building in West Chester in January 2018.

The Ugly Mutt restaurant has been a neighborhood staple in the Oxford, PA community for many years. The business and property were put up for sale by its owners and a Chester County couple entered into an agreement to purchase the property. Coatesville Savings committed to funding the acquisition, but a mezzanine piece was needed to complete the purchase of the building, equipment and liquor license. The bank turned to Seedcopa for assistance. Seedcopa was able to provide the required mezzanine finance that allowed the acquisition of the restaurant and preserved the existence of the famous Bacon & Bleu Burger for future generations.

Hankin Group’s Community Building Spreads to Downingtown

The Hankin Group acquired 68 total acres in Downingtown and in East Caln Township, located at the intersection of Boot Road and Route 322 (Brandywine Avenue) with plans to build 442 residential units atop 14,200 square feet of retail space. In addition, the development will feature a pedestrian bridge connecting Downingtown’s Johnsontown Park to the east bank of the Brandywine Creek and a trail system that links to the proposed extension of the Chester-Valley Trail system. It will also include over 100,000 square-feet of commercial office space.

“We are excited to support Hankin Group’s efforts to redevelop the former Sonoco property,” said Mike Grigalonis, Chief Operating Officer for the Chester County Economic Development Council. “The Transit-Oriented-Design (TOD) concept they have designed is innovative and will transform the gateway to Downingtown coming from the south,” he continued.

China Desk Connects Chester County Businesses Looking to Expand

During the past year, Chester County forged stronger ties with China. The Chester County Economic Development Council signed a Memorandum of Understanding with Shimin Law Offices to create a “China Desk.” Michael Grigalonis, chief operating officer of the Development Council, and Shikun Gao, partner at Shimin Law Offices, signed the memorandum at a ceremony in Philadelphia.

“The major objective is to create a competitive advantage for companies in Chester County,” Grigalonis said earlier this week. “Hopefully we can create some value to the companies here in the county.” With the relationship, Chester County businesses, through the China Desk, will have “a vetted, trusted partner we’ve developed a relationship with,” he said.

China is seen as both a lucrative market and one filled with dangers for unwary U.S. companies. Many Chester County companies are already doing business in China but county officials, led by County Commissioner Terence Farrell, would like to see more.

“With China having the second largest economy in the world and growing, some day to surpass the United States, the place has always been fascinating to me,” Farrell said in explaining his interest in exploring the country as a potential market for Chester County companies.

Career Academies Getting Kids Ready for Their Futures

Pennsylvania’s Department of Education recently unveiled its Future Ready PA index to measure how schools are performing and making progress on multiple indicators. A key component of the index is the career readiness standards in which students throughout Pennsylvania are given opportunities to prepare for their future careers.

The Chester County Economic Development Council (CCEDC) has been providing a variety of career exploration events for years, the latest of which are the addition of career academies in several disciplines. Held either during the summer or as year-long programs, students get up close and in-depth exposure to various careers within a certain field.

The Healthcare Connect Academy expanded from a one-week camp during the summer of 2017 that served 17 high schoolers to four separate offerings ranging from middle school to pre-college. At total of 70 students were involved this year. The programs kicked off with a white coat ceremony in June followed by one-week camps for middle school kids ages 12-13, age 14, and high school students age 15. The pre-college program for ages 16-18 included a one-week camp, one-week internship, and ongoing programming throughout the school year.

Also new this year was the addition of a week-long Be Your Own Boss camp for young tech entrepreneurs. A total of 13 students worked in small groups to identify a need, develop a solution, and pitch their idea to area industry professionals.

Strengthening the Ecosystem for Area Startups

During the past year, the Chester County Economic Development Council via its Ideas x Innovation Network (i2n) shepherded several new opportunities for area entrepreneurs.

In January, i2n partnered with West Chester University’s Dr. Cottrell Entrepreneurial Leadership Center to offer an Angel Venture Fair Educational Workshop. More than 75 were in attendance to learn how to successfully pitch to investors and prepare to attend the annual Angel Venture Fair (AVF)

In June, i2n and the Cottrell Entrepreneurial Leadership teamed up again and were joined by the Greater West Chester Chamber of Commerce to offer a TechStars Weekend. For 54 hours spanning from Friday evening to Sunday afternoon, 60 people gathered in an attempt to take their ideas from thought to reality. Participants worked with mentors from the region’s business leaders, participated in a variety of workshops, and pitched their ideas to a panel of judges Sunday afternoon.

An addition to the ecosystem for area entrepreneurs was the launch of the Venture Chesco Fund. The County of Chester and Ben Franklin Technology Partners joined to launch the fund which will invest $4 million in emerging and growing companies located in, or willing to locate to Chester County.
